What are stamp duty, registration and GST rates by state?

There is no single rate: across the 34 projects Pinly lists in 7 cities, stamp duty runs 4.5% to 7% and registration 1% to 4% depending on the state, with GST at 5% on a home and 12% on commercial space — together adding ₹3.8 L – ₹1.65 Cr, a median of ₹19 L or 12.9% of the base price. The rate that applies to you is your own state's, listed in the table below.

How this is worked out

The agreement value is not the base price. It is the base price plus PLC, floor rise, car park and club membership — so every statutory percentage is applied to a larger number than the one in the advertisement.

Worked from the data: on the median listed unit the agreement value is ₹1.63 Cr, giving ₹8.3 L of GST, ₹8.7 L of stamp duty and ₹1.8 L of registration.

Cheapest to register is Gujarat at 4.9% duty plus 1% registration; the heaviest is Tamil Nadu at 7% plus 4%. On a ₹1 Cr agreement value that difference is ₹5.1 L.

GST is not one rate either: an under-construction home is taxed at 5% and under-construction commercial supply at 12%, while a completed property that has its occupancy certificate attracts none.
