This is a working draft, not a filed legal document. Pinly is a prototype and every square-bracketed placeholder must be completed and reviewed by counsel before launch.
1.What Pinly is
Pinly is a listings and discovery platform for developer-sold residential property. We publish inventory that developers give us, we show the all-in price for it, and — with your consent — we pass your enquiry to that developer.
We are not the seller. We are not a party to any booking form, allotment letter, agreement to sell or sale deed you sign, we hold no money on your behalf, and we do not guarantee that any unit, price or possession date shown here will be available or honoured when you reach the site office.
2.RERA disclaimer — read this before you pay anything
Verify on the official RERA portal
- Every particular of a listing — price, carpet and super built-up area, floor plan, amenities, tower count, completion date, approvals — is supplied by the developer. Pinly reproduces it; Pinly did not measure it.
- We display the RERA registration number the developer provided and check it against the state RERA portal where a record is available. That check confirms a registration exists and matches. It is not an approval, endorsement or quality certification of the project by Pinly or by the authority.
- Before you pay any amount, including a booking or token amount, independently verify the project's registration, the promoter, the sanctioned plan, the approved layout, the declared completion date and any litigation on the official portal — rera.karnataka.gov.in for Karnataka, and the corresponding state authority elsewhere.
- Nothing on Pinly is an offer or an invitation to offer. No advertisement, render, brochure or figure on this platform overrides the RERA-registered particulars, the sanctioned plan, or the agreement you actually sign. If they conflict, the registered documents govern.
- Images and cover art in this build are generated placeholders. They are not photographs of any project.
3.The inventory in this build is fictional
This is a prototype. The developers, projects, prices, RERA numbers and completion figures shown in the app are invented for demonstration. No listing here describes a real project or a real registration, and no enquiry submitted here reaches a real developer. Attaching a fabricated registration number to a real developer's name is exactly the harm the verification layer exists to prevent, so we did not do it in test data either.
4.The all-in price
Pinly shows an all-inclusive figure — base price plus PLC, floor rise, car park, club membership, maintenance deposit, GST, stamp duty and registration — because a base price alone is not what you pay. That figure is computed from components the developer supplied and statutory rates as they stand today.
- GST, stamp duty and registration charges change by government notification. A rate change moves the number.
- Rates differ by buyer category and by state, and some are payable to the government rather than to the developer.
- EMI, eligibility and affordability figures shown anywhere on Pinly are illustrative arithmetic, not a loan offer, a sanction, or financial advice.
- The binding numbers are the ones in your cost sheet, demand letter and agreement to sell. Reconcile against those.
5.Your account
You must be at least 18 and legally able to contract. You need a working Indian mobile number, verified by OTP — keep it secure, because whoever controls the number controls the account. Give accurate details; a fake enquiry wastes a site team's day and gets the account suspended.
6.Enquiries, consent and contact
When you submit an enquiry and give consent, your name and phone number go to that one developer, and you should expect them to call or message you about that project. How that works, what is stored and how to withdraw is set out in the privacy policy. Pinly is not responsible for what a developer says to you after that, or for any commitment they make off-platform.
7.Reviews and visit feedback
Reviews unlock only after a site visit we can verify, so that what you read comes from someone who actually stood in the building. Write your own honest experience; do not post anything defamatory, unlawful, or paid for by anyone. We may remove content that breaks this, and we may keep an anonymised aggregate of your rating after removal.
8.What you may not do
- Scrape, crawl at scale, bulk-download or republish Pinly listings, prices or trend data without written permission.
- Submit enquiries you do not intend to pursue, or someone else's phone number.
- Impersonate a developer, a channel partner or a Pinly employee.
- Probe, disrupt or circumvent authentication, rate limits or the verification layer.
- Use the platform for anything unlawful under Indian law.
9.How Pinly makes money
You are not charged to search, shortlist, compare or enquire. Developers and channel partners pay us for the leads we route and for promoted placement. Promoted inventory is labelled Sponsored wherever it appears, and paying more never lets an unverified project into a verified result — unverified inventory is simply not in the index.
10.Intellectual property
The Pinly name, design system, code, editorial guides and compiled data are ours or our licensors'. Project media and specifications belong to the respective developers, published here with their authority. Nothing here transfers any of that to you.
11.Availability and liability
The platform is provided on an “as is” basis. We do not warrant that it will be uninterrupted, or that developer-supplied information is accurate, current or complete. To the maximum extent permitted by law, Pinly is not liable for indirect or consequential loss, for loss of a booking or an opportunity, or for any dispute between you and a developer. Where liability cannot be excluded, it is capped at [liability cap — to be set with counsel]. Nothing here limits rights you have under the Consumer Protection Act, 2019 that cannot be limited by agreement.
12.Suspension and changes
We may suspend an account that breaks these terms, and we may change, add or withdraw features. If we change these terms materially we will say so in the app before the change takes effect, and the date at the top will move.
13.Governing law and disputes
These terms are governed by the laws of India. Courts at [city of jurisdiction] have exclusive jurisdiction. Consumer complaints may also go to the forum with jurisdiction where you live.
