Pinly does not sell leads by the piece. Enquiries are routed to you at no cost. Pinly earns a fee when a buyer completes a site visit, and a percentage when a booking is verified — both reported by your own team. If a lead goes nowhere, you pay nothing for it.

No developer and no buyer is being charged anything today. There is no payment gateway connected to this product, no invoice has been issued, and every billing path is switched off at the source. The model below is what we intend to charge when it goes live; the rupee figures are indicative modelling numbers, not commercial terms. We are publishing them now so nobody is surprised later.

Boosted placement is the one thing you can buy outright, and it is optional. It adds a capped weight to a project's position among inventory that already qualifies for a buyer's search. It is labelled Sponsored wherever it appears, and it cannot put unverified inventory into a verified result.
The bargain: free leads for mandatory outcome reporting
This is the deal, stated once and not buried. Pinly gives you verified enquiries at no cost. In exchange, you tell us what happened to every one of them — contacted, qualified, visited, booked, or dropped with a reason. That is not a courtesy; it is the price of the free leads.
The reason is not bookkeeping. Outcome data is what lets Pinly score leads, rank projects on something other than ad spend, tell a buyer “this team replies in about eight minutes”, and charge you only when something actually happened. A developer who takes the leads and reports nothing is taking the value out of the system and putting none back.
What happens if outcomes stop coming back
- More than 25 leads sitting without a reported outcome, or more than 25% of first responses missing the SLA, pauses new lead flow to your org.
- A pause is not a penalty charge and not a suspension. Your listings stay live, your existing leads stay yours, and flow resumes the moment the backlog is cleared.
- Reporting is one tap in the lead inbox, or automatic if you push outcomes from Salesforce, LeadSquared, Zoho or a webhook.
- Disagree with an outcome or a charge? Raise a dispute with evidence. An upheld dispute voids the billing event.
What a booking actually costs
A worked example on the indicative Growth rates, computed by the same billing code that would raise the invoice. Assume one completed site visit and one verified booking on a flat with a ₹1 Cr agreement value.
A developer registered outside Karnataka is billed 18% IGST instead of the CGST + SGST split, keyed off the place of supply.
Two different GSTs — do not confuse them
The 18% above is service GST on Pinly's fee, which on this example is ₹6,525. It is unrelated to the 5% GST on an under-construction property, which you charge the buyer on the agreement value — roughly ₹5 L on this flat, and it appears in the buyer's all-in price breakup, not on any Pinly invoice. What money cannot buy on Pinly
- Ranking above a buyer's filters. Boost is additive and capped; it reorders qualifying results, it does not insert non-qualifying ones.
- A place in the index without a verified RERA registration. Unverified inventory is absent, not demoted.
- Removal or softening of the all-in price breakup. It is shown on every listing, always.
- Hiding the Sponsored label. Paid placement is labelled wherever it appears.
- A buyer's phone number without that buyer's explicit consent for that specific project.
- Suppression of a verified review or a competitor's listing.
Questions
What does Pinly charge a developer?
Nothing for a lead. Pinly charges on two outcomes that the developer confirms: a flat fee when a qualified site visit is completed, and a percentage of the agreement value when a booking is verified. Boosted placement is a separate optional spend. A platform subscription is optional and covers inventory limits, integrations and analytics. Indicatively, the fee per qualified site visit is ₹1,250 and the booking fee is 0.35% of agreement value, capped at ₹75,000.
Do buyers pay anything?
No. Buyers pay Pinly nothing at any point — searching, comparing, shortlisting, seeing the all-in price breakup, booking a site visit and enquiring are all free, with no account required to browse and no paywall anywhere in the buyer app.
Why are leads free?
Because outcome data is worth more to Pinly than a lead fee is. A lead fee rewards volume; an outcome fee rewards leads that convert. Charging on visits and bookings means Pinly only earns when the developer earns, and it gives Pinly the closed-loop data — which leads showed up, which converted, how fast the team responded — that makes ranking, lead scoring and benchmarks real rather than guessed.
What is the closed loop, and what does it require of a developer?
The closed loop is the bargain: verified leads are free, and in exchange outcome reporting is mandatory. For every lead routed to you, you report what happened — contacted, qualified, visited, booked, or dropped with a reason. Reporting is a tap in the lead inbox or a webhook from your CRM. An org that stops reporting has its lead flow paused: currently more than 25 leads awaiting an outcome, or more than 25% of first responses missing the SLA, triggers the pause. Lead flow resumes as soon as the backlog is cleared.
What counts as a qualified site visit?
A visit that was scheduled through Pinly, where the buyer physically arrived and checked in, and which your team marked completed. A no-show is not billable. A cancelled or rescheduled visit is not billable. A visit you did not confirm is not billable. Your own outcome report is what creates the charge.
What counts as a verified booking?
A booking your team confirms against a Pinly-attributed lead. Attribution follows the lead record, so a walk-in that never came through Pinly is not billable. If a booking is cancelled before the agreement, raise a dispute and the billing event is voided or waived.
How much GST does Pinly add?
18% on Pinly's platform fee, because Pinly supplies a service to the developer. It is charged on the fee only, never on the property value. For an intra-Karnataka supply that is split 9% CGST and 9% SGST; for a developer registered outside Karnataka it is 18% IGST, keyed off the place of supply. This is a different tax from the 5% GST on an under-construction property, which the developer charges the buyer on the agreement value — the two are unrelated and are never combined on the same invoice. Does paying more get a project ranked higher?
Boost adds a capped, additive weight to a project's ranking among inventory that already qualifies. It cannot put unverified inventory into a verified result — unverified projects are simply not in the index — and it cannot override a buyer's filters. Boosted placement is labelled Sponsored everywhere it appears.
Can a developer pay to hide the all-in price?
No. The all-in price breakup — base, PLC, floor rise, car park, club, maintenance deposit, GST, stamp duty and registration — is shown on every listing and is not a paid feature, an opt-out, or something a commercial conversation can change.
Is Pinly pricing live right now?
No. Monetization is built but switched off behind a feature flag. No payment gateway is configured, no invoice has been issued, and no developer or buyer has been charged anything.
