Five calculators that answer the questions people actually get stuck on, in the order they get stuck on them. Every one shows its working, states its assumptions, and lets you change every single one of them. None of them asks for your phone number.
Looking for the EMI calculator?
It is on every project page, already loaded with that project’s all-in price — base price plus PLC, floor rise, car park, club membership, maintenance deposit, GST, stamp duty and registration. An EMI worked out on a base price is an EMI for a home nobody sells.

If you are at the very beginning and the only honest answer to “what’s your budget?” is a shrug, start with affordability. It works backwards from your take-home pay to a price, and — unlike most affordability calculators — it also tells you how much cash you need on the table, because the down payment is not the whole of it.
If you already know your bracket and a lender is in the picture, use loan eligibility. It uses FOIR, the same ratio lenders use, and it states the ratio on the page instead of hiding it in the code.
If you are choosing between shortlisted homes, cost of ownership is the one that changes minds. Two homes at the same headline price can differ by several lakh once maintenance, interiors and registration are counted.
If a sale deed is imminent, the stamp duty and registration calculator gives you the cash figure for the registration appointment. It uses Karnataka rates as last reviewed on 2026-08-01 — confirm the current figure before you transact, because these rates move with state budgets.
And if the real question is whether to buy at all, spend ten minutes with rent vs buy. It is the only one here that can tell you the answer is “not yet”, and for a lot of people that is the right answer.
Before you rely on these
These are calculators, not financial advice. Pinly is not a lender, a broker or a tax adviser, and nothing here is an offer or an approval.
We do not name banks, quote rate offers or promise eligibility. Statutory rates — stamp duty, cess, surcharge, registration, GST — are set by the state, change with state budgets, and must be verified before you transact. Where we use one, we say which rate and as of when.
Project prices shown elsewhere on Pinly are demonstration data for this prototype and do not describe a real project or a real registration.
